Subdivision planned on 60 acres in northeast Mancos

A 15-home subdivision is planned on land adjacent to the town of Mancos.

Developer Gene Bott is proposing the new neighborhood on 60 acres on the northeast side of the city limits.

Each lot will be on three acres and have septic system. Water will be provided from Mancos Water, and access will from Road 42. The land is zoned as AR 3-9.

The Montezuma County planning board unanimously approved a subdivision sketch plan, and a public hearing on the plan is set for Feb. 8 in front of the county commission.

A concern was raised regarding sufficient turn-around for fire-fighting equipment. But it was determined that a turnaround at the end of Road J.75 in a neighboring subdivision would be sufficient.

The subdivision plan has a wildfire mitigation component, including defensible space requirements. Homes are situated on either side of road that will divide the subdivision.

Mancos and the developer discussed annexation of the subdivision, but it was not deemed possible at this time.
