We live in Dalton Ranch. Many things are troubling about the proposed Roberts Resort Village Camp. A primary concern is its size and scope.
Since initially proposed, it has morphed from an RV park into a densely populated mobile home park with RVs. It will double the population in our area and put tremendous stress on our existing infrastructure. Yet, this continues to be considered as “minor” land use.
County Road 252 is already the primary evacuation route for 300 Dalton Ranch and Trimble Springs homes. The road is also the only access to U.S. Highway 550 for homes on CR 250, between 32nd Street and Bakers Bridge.
County Roads 252 and 250, favorites of Durango’s internationally known cycling community, are narrow with virtually no shoulders or pedestrian paths. Anyone who thinks resort patrons won’t drive on these roads is disingenuous or has never used Google Maps. At a meeting last summer, we learned that pedestrian and bicycle activities weren’t included in the resort traffic study.
The Durango Herald indicates our area has, again, fallen below normal precipitation for the new year. Low levels of moisture are our new normal. We remember the Misssionary Ridge and 416 fires. After watching videos of the 2021 Marshall Fire and sweeping conflagrations in California, the thought of twice as many people and numerous super-sized vehicles trying to evacuate and compete for road space is scary.
This is an inapproporate use of the land and should not be approved.
